Where does Insight Homes build new homes in Southern Delaware?

In 15 communities across Sussex and Kent counties: Anchors Run, Carrington, Martins Farm, 22901 Milton, Ingrams Point, Baylis Estates, The Peninsula, Baywood Greens, Sycamore Chase, Maple Crest, Sadie's Run, Hawthorne, Kew Garden, Cattail Creek and Coursey's Point. Insight also builds on your own lot across Sussex and parts of Kent County, Delaware, and on Maryland's Eastern Shore.

How much does a new home cost in Southern Delaware?

Insight Homes currently start from $375,000 at Baywood Greens in Long Neck (a land lease community, so a monthly lease fee applies) and from $399,900 at Maple Crest in Selbyville. Building on your own lot starts from $310,900, not including land. Prices vary by community, plan and options; each community page lists current starting prices for every plan.

How close are the communities to the beach?

Anchors Run in Lewes is about 7 miles from both Lewes Beach and Rehoboth Beach, Sycamore Chase in Frankford is 5.5 miles from Bethany Beach, and Maple Crest in Selbyville is about 10 miles from Fenwick Island. The Millsboro communities are about half an hour from Rehoboth and Bethany. See drive times from every community to Lewes, Rehoboth, Bethany and Fenwick.

Are there move-in ready new homes available now?

Yes. Insight releases finished and nearly finished homes, including highly optioned sales center models, throughout the year. See the current move-in ready homes, and ask me for today's list; they often sell before they're listed online.

Can I tour a decorated model home?

Yes. Decorated models are open at Ingrams Point, Baylis Estates, Anchors Run, Maple Crest, Hawthorne, Cattail Creek and Coursey's Point. Hours are on each community page, or schedule a private tour.

What are property taxes like in Sussex County?

Delaware's property taxes are among the lowest in the country, and Delaware has no sales tax and doesn't tax Social Security. Your bill depends on the county, school district and town. See Delaware's tax advantages for new residents.

Which schools serve the new home communities?

It depends on the community. Most Sussex County communities are in the Indian River or Cape Henlopen school districts; Kew Garden is in the Laurel School District, and the Kent County communities are in Lake Forest. Each community page lists its assigned schools from Delaware's official School Locator, with links to each school and board of education.

What is a HERS score, and why does it matter?

The HERS Index rates a home's energy efficiency, like miles per gallon scored like golf: lower is better. A home built to the 2006 energy code scores 100, most resale homes score 120 to 140, and the average new home scores about 55. Insight Homes' published plan scores run from 5 to 26, which means lower energy bills and a more comfortable home. Every floor plan shows its score; see what a HERS score saves you in dollars.

Can I build on land I already own?

Yes. Insight builds its 20 floor plans on your lot in Sussex and parts of Kent County, Delaware and on Maryland's Eastern Shore, and I can help you find land if you don't have it yet.

Do you work with real estate agents?

Eric Morris writes about the decisions that shape a home long after the price is agreed upon.

In The House Behind the Price, he helps buyers look beyond listings, model homes, and monthly payments to evaluate the complete reality of ownership: condition, location, systems, costs, timing, maintenance, flexibility, and the tradeoffs that matter over time. With a clear, practical approach, Morris encourages readers to replace pressure and assumptions with better questions, reliable information, and decisions they can live with. His work is grounded in the belief that a home purchase is not simply a transaction—it is the beginning of a long-term responsibility and an evolving relationship with a place.

In The Certainty Gap, written for the people on the other side of the table, he draws on years of experience in sales and leadership to adapt the CLEAR framework—a simple, powerful approach—for the real estate sales arena. The book treats the salesperson as a knowledgeable guide rather than a closer, and shows how to remove the hidden fears that keep good buyers from making good decisions.

Eric has spent more than thirty years in sales and has been in and around real estate since his mother became a Realtor in 1984. He has worked in land surveying around new residential development, built Realtor websites with MLS integration, developed AI-assisted comparative market analysis tools, and sold new construction both in planned communities and on buyers' own lots. He coaches and trains salespeople and business owners whenever he can, and considers it the most useful part of the job.

Today Eric is a Community Sales Manager with Insight Homes, working primarily at Ingrams Point in Millsboro and helping buyers at every Insight community in Delaware: Anchors Run, Carrington, Martins Farm, 22901 Milton, Ingrams Point, Baylis Estates, The Peninsula, Baywood Greens, Sycamore Chase, Maple Crest, Sadie's Run, Hawthorne, Kew Garden, Cattail Creek and Coursey's Point. He lives in Ocean View, has coached and umpired Little League, and attends High Tide Church in Dagsboro.
